CapitaLand’s Redevelopment Plans to Transform JCUBE into 40-Storey JCube Condo Residence in Jurong Lake District
CapitaLand has announced plans to transform the existing JCUBE shopping mall into a 40-storey condominium residence in the Jurong Lake District (JLD). The new project will be developed in partnership with Wing Tai Holdings, and is expected to be completed by 2022. Located in the heart of Jurong Gateway, the new JCube Condo Residence will be a luxurious addition to the Jurong Lake District, providing residents with a unique residential experience with spectacular views of the city skyline.
The development will feature a total of 645 residential units, ranging from one- to four-bedroom units, as well as an expansive array of communal facilities including a 50-metre pool, a gym, a yoga deck, and a multi-purpose function room. Residents will also be able to enjoy convenient access to a variety of amenities such as retail outlets, restaurants and cafes, and plenty of entertainment options within the neighbourhood.
The new JCube Condo Residence will also be situated in close proximity to the Jurong East Regional Centre, as well as the Jurong East MRT Station and the upcoming Jurong Region Line. This will provide residents with easy access to the rest of Singapore and the CBD. Residents will also be able to take advantage of the upcoming high-speed rail link to Kuala Lumpur, which is expected to be completed by 2026.

CapitaLand’s redevelopment plans to transform JCube into a 40-storey JCube Condo residence in the Jurong Lake District is set to revolutionise the area. The new development will bring a mix of residential and commercial space to the area, including 1,760 private homes and 75,000 square metres of complementary uses such as for retail, hotel or community.
The move comes after CapitaLand Development (CLD) obtained provisional permission from Singapore’s Urban Redevelopment Authority to redevelop the JCube site. The development will be connected to the Jurong East MRT interchange, Westgate and IMM Building via J-Walk, a covered elevated pedestrian network, and eventually to the upcoming Jurong East Integrated Transport Hub.
Observers are estimating a S$2,000 to S$2,100 per square foot (psf) price tag for JCube Condo JCube Condo residential units of the new development, which will have commercial space on the first and second storeys. It is slated for completion in 2027.
The redevelopment of the JCube site will bring new businesses, recreational facilities and amenities to the Jurong Lake District and alleviate the current lack of new condo launches in the area. Potential launches in the vicinity include a 6.8-hectare mega white site on the confirmed list of the first half of the 2023 government land sales programme. The white site comprises three plots of land and will be sold to a master developer who will build up to 375,000 square metres (sq m) in gross floor area (GFA).
The potential new launches will likely boost home prices in the resale market and have a spillover effect on the Bukit Batok and Clementi areas. Property analysts are expecting the new JCube residential project to have an average selling price of S$2,100 psf and upwards, aligned with recent launch prices of the outside of central region developments.
The closure of JCube marks the end of an era and make way for the new JCube Condo. CLD is working closely with JCube’s tenants to ensure a smooth handover of the premises and the mall’s last day of operations is Aug 6.
